I've called Wellen Park home since 2017, back when much of what you see today was still taking shape. I've watched this community grow from a promising new development into one of the most talked-about places to live on Florida's Gulf Coast — and honestly, it's been a front-row seat to something special. Every week there's something new to do, and every year more people discover what those of us who live here already know.

So whether you're a neighbor looking for weekend plans or someone thinking about making a move, let me give you two things in one post: what's happening around Wellen Park this weekend, and why this community keeps landing near the top of the national rankings.

What's Happening This Weekend (July 10–12)

Summer weekends in Wellen Park have an easy, feel-good rhythm — live music, ballgames, and a farmers market that doubles as a social event. Here's what's on tap.

Friday, July 10

Free Baseball at CoolToday Park. One of my favorite well-kept secrets: you can catch FCL Braves baseball at CoolToday Park for free during the summer. This Friday it's the FCL Braves taking on the FCL Rays. It's a relaxed, family-friendly way to enjoy pro-affiliated ball at our beautiful stadium without spending a dime.

Live Music in Downtown Wellen. Every evening, Downtown Wellen comes alive with the Daily Live Music Series under the iconic Heritage Tree, with the Grand Lake shimmering in the background. Music runs from about 6:00 to 10:00 p.m. Grab dinner or a drink from one of the downtown spots, bring a lawn chair, and settle in for the sunset.

Saturday, July 11

More Live Music Under the Heritage Tree. Saturday keeps the good vibes going with another evening of live music in Downtown Wellen, roughly 6:00 to 10:00 p.m. This is the heart of what makes weekends here so enjoyable — neighbors gathering, kids running around the lawn, and great music by the water. It's the kind of low-key, welcoming evening that made me fall in love with this place.

Sunday, July 12

Fresh Harvest Farmers Market. Sunday mornings are made for the Fresh Harvest Farmers Market, running from 9:00 a.m. to 1:00 p.m. along Wellen Park Boulevard in Downtown Wellen. You'll find fresh fruit and vegetables, plants, seafood, cut flowers, and more — all with live music playing under the Heritage Tree while you shop. Bring a tote and come hungry.

Family Movie Night at CoolToday Park. Cap off the weekend with a family favorite: a showing of Lilo & Stitch at CoolToday Park. It's a fun, affordable way to spend a Sunday evening with the kids.

A quick tip from a local: bring lawn chairs and blankets for the outdoor events, and note that outside coolers and alcohol aren't permitted in Downtown Wellen — but the restaurants there have you covered. Times and lineups can change, so it's always worth a quick check on the official Wellen Park events calendar before heading out.

Why Wellen Park Keeps Making Headlines

Here's where I get to brag about my hometown a little. Wellen Park isn't just growing — it's one of the fastest-growing master-planned communities in the entire country, and the numbers back it up.

For 2025, Wellen Park ranked as the No. 8 best-selling master-planned community in the United States, according to RCLCO Real Estate Advisors, based on 992 new-home sales — a 3% jump over the year before. Even more impressive: that marked our tenth consecutive year appearing on that national list. It also ranked as the 5th best-selling master-planned community in all of Florida for the year. Communities all over the country would love to have that kind of consistent momentum, and we've had it year after year.

That growth is part of a bigger story, too. North Port — the city Wellen Park calls home — ranked No. 2 in the nation on U-Haul's 2025 list of top growth cities. People are moving to this corner of Florida in a big way, and Wellen Park is a huge reason why.

To put the scale in perspective: this is an 11,000-acre community in south Sarasota County, just west of I-75 with a Venice mailing address. Today it's home to roughly 10,000 residents, and at full buildout it's planned to have more than 50,000 residents and 22,500 homes across its three districts — West Villages, Downtown Wellen, and Playmore. In other words, we're just getting started.

All That Wellen Park Has to Offer

So what's drawing all these people? Having lived here since 2017, I can tell you it's the lifestyle. Here's a taste of what you get:

A walkable downtown built around a lake. Downtown Wellen is the beating heart of the community — a genuine town center wrapped around the Grand Lake, with restaurants, shops, and events year-round. You can grab coffee at Foxtail, tacos at Lago Tacos, or sit down for something special at spots like The Banyan House, Villani and Co., or Acqua Pazza Coastal Italian. There's boutique shopping, a nail bar, a day spa, and the nearby Marketplace at Wellen Park for groceries, banking, and everyday essentials.

Homes for every stage of life. One of the things I love as a Realtor here is the sheer variety. Wellen Park has more than a dozen actively selling neighborhoods with everything from paired villas, condos, and coach homes to townhomes and single-family houses — ranging roughly from 1,120 to 5,620 square feet. There's a golf and country club community, gated nature enclaves, and even Brightmore, our first 55+ active-adult neighborhood. Whether you're a young professional, a growing family, an empty nester, or a seasonal snowbird, there's a fit here.

The outdoors, everywhere. Wellen Park was designed around nature, with more than 40 miles of connected trails winding through neighborhoods, parks, and preserves. There are playgrounds, pickleball courts, dog parks, and lakes throughout. And 2026 is bringing even more — new parks like Station Park and the Fetch Dog Park, plus additional trail connections.

Big-league entertainment. CoolToday Park, the spring training home of the Atlanta Braves, opened in 2019 and has become a year-round destination for games, concerts, and community events right in our backyard.

Growing conveniences. The community keeps adding what residents need close to home. A new Wellen Park High School (by Sarasota County Schools) is opening its doors, with a K-8 school planned for the campus. A free-standing emergency room opened in 2025 with more healthcare on the way, and major new retail — including a Costco and a large mixed-use destination — is in the works along US 41.

The events I mentioned this weekend aren't special occasions here — they're just a normal weekend in Wellen Park. That everyday lifestyle, combined with the incredible growth and value, is exactly why this community keeps climbing the national rankings and why I've been proud to call it home since 2017.
